Construction is expected to get underway in mid-2014 on Elan – Santa Monica, an upscale 110-unit senior living community on the same 60-acre tract as the 280-unit Broadstone Santa Monica apartments at 6401 Santa Monica NE, east across Interstate 25 from the Journal Center.
The more than $10 million project, which will create an estimated 200 construction jobs, was announced Thursday by Titan Senior Living, a joint venture of Albuquerque’s Titan Development and Des Moines, Iowa-based LCS, short for Life Care Services.
Elan – Santa Monica is planned as an assisted-living facility, with a “memory care” component, that will have the kind of amenities typically found in a high-end, independent-living facility, said Titan Development’s Drew Dolan, who is on the board of Titan Senior Living.
“The objective with the facility is for residents to come in and say, ‘This is the most beautiful place I’ve ever lived. There’s more activities here than anyplace I’ve ever lived.’ It’s about maximizing resident choice,” Dolan said.
Elan is a brand name for an assisted-living model that will debut with the 113-unit Élan Westpointe community that Titan and LCS are collaborating on in New Braunfels, a community outside San Antonio, Texas. The Westpointe project is expected to break ground in the first quarter of 2014.
“It’s really a boutique-style approach to assisted living and memory care,” Dolan said to describe the Elan brand. “It’s a focus on health and wellness integrated into the lifestyle. It’s a concierge, hospitality-founded model in a resort-style environment.”
Elan – Santa Monica’s amenities will include “an executive chef-operated restaurant, cafe, bar, salon, wellness center and concierge services,” according to the announcement. The facility will create 75 permanent jobs upon completion in mid-2015, Dolan said.
The facility, which will have roughly 95,000 square feet of space in one building on about four acres, is currently in the preliminary design process, Dolan said. It will be located at the east end of the 60-acre site, close to Louisiana. The Broadstone Santa Monica apartments are at the west end of the site, close to San Pedro.
It will be operated by LCS, whose companies manage more than 120 senior living communities with more than 30,000 residents around the country. Albuquerque’s Reid & Associates will be the general contractor.
Plans for the undeveloped roughly 40 acres, located northeast of the Interstate 25 and San Antonio NE interchange, include attached and single-family homes. The project represents the redevelopment of what was once a mobile home park.
