SunCal Plans 1,500-Home Site

    Developer SunCal has submitted plans for a 1,500-home development west of the Stormcloud and Crossing neighborhoods, according to documents filed with Albuquerque's Environmental Planning Commission.
    Another submitted SunCal project, near the corner of Ladera and Unser, would include 12 commercial buildings— including five drive-through buildings and one three-story office building, according to EPC documents.
    "In addition to the ample recreational facilities and open space (the developments will have), our master-planning of these areas will bring a variety of housing types and quality, well-designed homes," SunCal spokesman Joe Aguirre said in an e-mail to the Journal.
    The residential development would include 500 acres of housing, with no retail use, EPC documents show.
    Aguirre said the development will create two neighborhoods, called Inspiration and Watershed.
    The neighborhoods were laid out in the Westland Master Plan, which laid out the basics for a 6,400-acre development in the area. That plan was approved in 1998, Aguirre said.
    The individual subdivisions and commercial sites must now be approved by the EPC and the Albuquerque City Council before the development can go forward.
    Aguirre said a drive-through bank, grocery store and other retail also were possible for the 20-acre commercial development.
    SunCal was scheduled to present plans for the two sites to the EPC recently, but city staff asked for a month's deferral to allow SunCal to change site plans to better fit zoning requirements for the area, EPC documents state.
    The plans will now be presented to the committee March 20.
    Westland was planning to build the development before selling 57,000 acres to SunCal last year for $250 million.
    A "Town Center" neighborhood is planned just south of the two neighborhoods, which will include a recreation center, 21 acres in parks and 30 acres of open space, Aguirre said.
    Also, the commercial development must get permission from the state Department of Transportation.
