Old or New? What's Best for You

Talking about real estate with Ask the Experts’ Tracy Venturi

Thinking about buying a home? Not sure where or what? As Realtors, we deal with this frequently, and usually the answer is pretty simple once we get to know you and you get to know the options.

Depending upon what part of town interests you, the choices of old or new can be limited. New home builders are generally not building in the Northeast Albuquerque areas. Other parts of town, like southeast (Volterra), south central (Mesa del Sol), the Southwest, Westside, Northwest, Los Lunas and Rio Rancho do have a variety of new home builders to choose from.

Some home buyers say they don’t want a cookie cutter “tract” home. Once we take them to see homes in new neighborhoods with production builders like Pulte, DR Horton, RayLee, Twilight Homes, Abrazo, Stillbrooke and others, they often change their minds. Just like a new car has a certain appeal, so too do new homes. Energy efficiencies, modern open floor plans, and options to suit individual needs can be quite attractive. In addition, often builders will cover some of the buyers’ closing costs, which can be a tipping point.

Other home buyers want an older home with character and perhaps the backyard landscaping already complete and lush. There are many parts of town to find homes with more character and charm. From Old Town, the UNM area, to the Northeast Heights, there are lots of options. Some homes by better-known builders from days gone by, like Mossman, are cherished by people who know their work. In the Old Town area, a Watson Adobe home might be just the thing to help you feel like you’re living in New Mexico.
