The Imperial Building is a complex, innovative project on an urban in-fill and remediated brownfield site in Downtown Albuquerque. Involving many collaborators, the Imperial is seen as a catalyst for the urban core, creating services and living options that have long been missing.

EDUCATION

biz0_ja_2dec_sanjuanThe new 66,000-square-foot School of Energy is located on the San Juan College campus in Farmington, which is a hub of oil and gas activity. Not uncommon in the education category, the client was working with a tight budget. In response, the design team and contractor employed efficient modes of construction to maximize budget capacity. In the end, the project came in on budget at a remarkably low $185 per square foot.

CIVIC/PUBLIC

biz0_ja_2dec_bugariumThe 3,500-square-foot BUGarium at the ABQ BioPark Botanic Garden included challenges specific to accommodating the living inhabitants of the exhibits. The building design, which resembles a dragonfly wing, was inspired by the Botanic Gardens’ Dragonfly Sanctuary Pond. This conceptual architectural approach further enhances the Botanic Garden’s mission to provide an educational and entertaining environment that immerses the visitor.

HOSPITALITY

biz0_ja_mirehavenDel Webb at Mirehaven, developed by Pulte Homes, is a multi-generational masterplan community on Albuquerque’s West Side, with a portion being developed as a 55-plus community with single-story homes, and access to a $6 million amenity center (above) that features a pool and space for recreational activities. The balance of the project is designed for move-up families living in a combination of one- and two-story homes.

MEDICAL

biz0_ja_2dec_rustThe Rust Medical Center Phase 2 expansion included a six-story, cast-in-place reinforced concrete patient tower with 120 private beds, four operating rooms, a cancer center “healing garden,” and medical and radiation cancer treatment and infusion services. The owner’s expanded insurance programs and the Affordable Care Act have also resulted in increased bed need as more people gain access to health care. Synchronizing the Rust expansion with major remodeling of the Downtown campus also required careful coordination and an accelerated schedule to meet the demand for patient rooms.

MULTIFAMILY (TIE)

biz0_ja_2dec_neighborhoodThe Neighborhood in Rio Rancho is a $50 million project consisting of 210 units on 12 acres developed by Haverland Carter Lifestyle Group, the nonprofit company behind the La Vida Llena retirement community. Providing a design that balanced the functional and aesthetic goals of the project with the financial requirements of the project’s investors and stakeholders was a challenge, especially given the fact that the budget was set nearly three years before the completion of construction.

MULTIFAMILY (TIE)

biz0_ja_2dec_broadstoneBroadstone Promenade is an apartment community developed by Titan Development in a joint venture with Alliance Residential. One of the major successes of the project was the mix of 60 townhome units, as suggested by the future residents, with a mix of 1-, 2- and 3-bedroom units, with direct-access garages. Titan also had to overcome significant negative publicity generated by two previous unsuccessful attempts to purchase and rezone the property, as well as a very active neighborhood association.

OFFICE

biz0_ja_2dec_mainbankMain Bank’s new corporate headquarters is a two-story, 17,753-square-foot facility a half-mile from the bank’s previous location. The project meets Main Bank’s desire for a contemporary building, using attractive, durable materials with a contrasting use of sleek and airy metal panels together with the earthbound block masses of natural local stone. The layout of the banking office reflects an open approach, helping foster personal relationships with customers.

RETAIL (TIE)

biz0_ja_2dec_starbucksThe 4,000-square-foot Starbucks at the Indian Pueblo Cultural Center is owned by the 19 Pueblos of New Mexico. Built on an undeveloped site, the store features Southwest design elements, including two kiva fireplaces, pueblo parapets, deeply sloped walls and natural wood viga portales. The first native-owned Starbucks is also one of the largest in the country.

RETAIL (TIE)

biz0_ja_2dec_bowThe new home for Bow & Arrow Brewing Co. in the Sawmill neighborhood includes the interior renovation of a 10,000-square-foot warehouse building. For the tasting area, the owners brought to the drawing board a number of design ideas founded on the principles of their Native American heritage and love for the American Southwest.

RENOVATION/REMODEL

biz0_ja_2dec_operaCoinciding with the Santa Fe Opera’s 60th anniversary, a $23 million construction budget resulted in the renovation of 36,000 square feet and an addition of 28,000 square feet to the current facilities. The project involved expansions in four major areas of the campus: entrance/plaza, opera club, prop/scene shops and dressing rooms/costume shop. The project enables the company to produce world-class operas, attract the best talent for their productions and improve the visitor experience, helping drive the positive economic impact the Santa Fe Opera has on the state.

INFRASTRUCTURE

biz0_jd_12dec_cnmThe Technology Loop, Wellness Path & Wayfinding Project addressed several distinct elements on CNM’s main campus. One goal was to create a new, identifiable campus entry, as well as safe, well-lit pathways meeting current accessibility standards. Another was the creation of a fiber optic loop that would be used as the backbone for the university’s computer network. The Wellness Path is designed to be used for recreation and fitness. The team worked closely with CNM’s staff to create weekly action plans that addressed specific hazards/disruptions and communicated these plans throughout the entire campus community.
