Secluded Albuquerque estate with pool, horse arena recently listed for $5.8 million

Fun and joy are what came to mind when Realtor D’Nette Wood was preparing listing materials for 3150 Coyote SE, a massive Albuquerque property that just hit the market two weeks ago.

The property, dubbed Coyote Springs Ranch, is tucked within the foothills of the Sandia Mountains and spans more than 16,000 square feet of living space across roughly 176 acres of land. The property is available for a price tag of $5.8 million. The option to purchase an additional 1,186 acres in the surrounding subdivision is also available, Wood said.

“It’s a super rare property,” said Wood, an associate broker with Sotheby’s International Realty. Wood said the property’s privacy, acreage and amenities are “completely unprecedented” for the Albuquerque market.

The estate was listed once before for $7.2 million in 2021, and it remained on the market for three years. Wood said the price wasn’t aligned with market conditions at the time. She hopes the current price, along with her efforts to convey the full story and “fun” nature of the property, will make the second time a charm.

Coyote Spring Ranch features a total of eight bedrooms and 12 bathrooms, split between a roughly 14,000-square-foot, French country-style main house and a 2,000-square-foot guest house.

The property is a “sanctuary for both people and wildlife,” as it also comes with equestrian facilities including an 18-stall barn, two round pens, a hay barn and a 31,000-square-foot indoor arena, the listing says.

The arena, which has two additional bathrooms, has primarily been used for equestrian purposes such as training and clinics, but it also has the potential to be converted into a massive garage for cars, pickleball courts or whatever the buyer’s passion is, Wood said. The property also comes with multiple car garages and a dedicated RV garage.

The property is a roughly three-mile drive from the gated entry to the estate, which sits just off an Interstate 40 frontage road. The property’s location creates what the listing describes as “the rare combination of total seclusion and easy access to city conveniences.”

Wood imagines a life of fun and enjoyment for the next owner — a vision shaped by the property’s plethora of amenities including a heated indoor swimming pool, an outdoor firepit and pond, several fireplaces, a movie room, tennis court, craft room, gym, workshop, a family room with a wet bar and game area, and miles of riding and walking trails.

Three of the main home’s five bedrooms are what Wood called “pods,” each featuring an upstairs bedroom and a private downstairs living area. The home also offers several secret passages, one of which is between two of the pods.

“Isn’t this fun?” Wood said as she made her way through the pod passage during a tour last week. “To go to your sister or your brother’s room this way — that’s a really cute element.”

While the primary suite does not feature any secret passages, it makes up for it with massive dual closets and a no-slip tile stair set leading up to a grand central bath tub with showers tucked away on each side.

“I could live in this closet,” Wood joked during the tour.

The grand nature of the home is also showcased through high ceilings and Juliet-style balconies galore — overlooking family rooms on the inside of the home and offering exterior views of where sprawling foothills meet wide New Mexico skies, with a sea of Albuquerque’s city lights glowing in the distance.

While the property has been “meticulously updated” over the years, the home’s structure and “good bones” have remained largely the same since its owners built it in 1997, Wood said.

For Wood, being a Realtor means also being part storyteller and part matchmaker; “blessed” is how she feels to tell the story of Coyote Springs Ranch, she said. She hopes to match the property with a person or family equally as fun as the estate, and simultaneously help its owners move on to their next chapter, she added.

“I am really honored that they are trusting me to market the property to its best potential and to attract the buyer (who) will love this house,” Wood said. “It’s gorgeous, and somebody else is going to love it and take it to the next chapter. I can truly see it.”
