Discounted adventure gear is on its way to Albuquerque.

Sierra Trading Post, an off-price outdoor and adventure merchandiser that does business as Sierra, will open its first store in Albuquerque at Cottonwood Corners shopping center in 2026, a Commercial Association of Realtors New Mexico listing shows.

The retailer will fill a roughly 19,000-square-foot space formerly occupied by Toys “R” Us, according to Josh Simon, CEO of SimonCRE, the property’s owner.

“I think it just shows the strength of the retail market,” Simon said. “We’re excited.”

Sierra has one other New Mexico location in Santa Fe. That store opened in 2022. Simon declined to share the length of Sierra’s lease at Cottonwood Corners but said, “it’s for a significant amount of time.”

Arizona-based SimonCRE will begin upgrading the space’s interior and exterior around February in hopes of turning the space over to Sierra to open sometime in the fall of 2026.

The new-to-market addition is part of a larger redevelopment plan SimonCRE has in store for Cottonwood Corners, which it acquired in 2024.

Simon said the plan includes building additional spaces, refiguring existing spaces and bringing in new tenants. With the addition of Sierra, the center’s occupancy rate stands at more than 90%, Simon said.

“Re-envisioning that shopping center is just the tip of the iceberg of what we have coming,” Simon said. “Can’t really talk about (it) because we’re bound by confidentiality agreements, but there’s some big stuff that’s going to be coming there.”

The Commercial Association of Realtors New Mexico listing shows that a national specialty grocery store will join the center in 2027. Simon said new tenant announcements will roll out next year.
